When we think about farming, we think about soil first. While many farming companies focus mainly on what’s above ground and how the plants look, we are focusing on long term soil health and improvement of the land that we farm.

We take soil, water, and tissue samples, to determine what the soil is lacking and what it will take to bring the soil to optimal health. Then, we work to improve soil health by applying compost, using cover crops, utilizing minimal soil tillage techniques, and other best management practices.

Our Story

Main Street Meets Wall Street

In 2024, Thomas Fantozzi and Joshua Lagan created AgriGold Capital with the vision of building a modern farmland investing business rooted in local expertise.

Shortly thereafter, Jonathan Weatherred and Joseph Fantozzi joined the team – the former an our agriculture land broker, and the latter our head of farm operations with over two decades of experience.

Since then, AgriGold’s team has expanded and will continue to do so at a sustainable rate.

How are the deals structured?

Investments will typically be structured as interests in a special purpose entity (typically an LLC) that directly owns the farmland. Investors thus would be the ultimate beneficial owners of the farmland itself. A day-to-day operator chosen by AgriGold Capital will be responsible for oversight, reporting, and overall management of the LLC operation.

How is due diligence performed for each investment?

Through our exclusive sourcing technology and strategic partnerships, we assess a variety of opportunities spanning both public and private sectors throughout the United States.

Our approach commences with a comprehensive examination of global factors, water availability, regional shifts, regulatory environments, and agricultural productivity trends.

Subsequently, we delve deeply into the end markets for the agricultural goods we target, scrutinizing factors like supply dynamics, consumer demand, market preferences, regulatory frameworks, and innovations in product development, to formulate insights into long-term price and valuation trajectories.

Lastly, we conduct a thorough due diligence process tailored to each farm, utilizing a meticulous 72-point checklist covering essential aspects such as soil quality, vegetation health, water resources, infrastructure, legal status, local regulations, agricultural ecosystem strength, input costs, labor expenses, and other pertinent factors.

Under what regulatory framework does AgriGold Capital offer these investments?

Our available investments are all 506(c) (investments solely in real estate), the investment adviser rules regarding registration do not apply to AgriGold Capital.

Are investments with AgriGold Capital risky?

Like all forms of investing, farmland entails risk. As an investor, you must be prepared for the potential loss of all of your investment. Please review the risks under the associated disclosure documents. If the potential loss will render you unable to survive financially, or you are unwilling to accept the potential loss of capital you have invested, we do not recommend you invest with us, or anyone else. With that fact established, we understand the value of total due diligence, deep underwriting of potential investments, and other basics that control our risk. We are committed to offering only investments that meet our stringent criteria.

How is due diligence performed for each investment?

The most common risks are overpaying for land or selecting the wrong operator-partners. We mitigate these risks by being conservative in our underwriting and partnering with highly experienced farmers and farmland investment managers. At the same time, the allocation of substantial amounts of capital for investment in farmland and farming-related properties or significant competition for income-producing real estate may inflate the purchase prices for such assets. If we were to acquire properties in an inflated environment, it is possible that the value of the properties may decrease in value, perhaps significantly, to below the amount we paid. Other unforeseen factors, like extreme weather changes, government regulation and policy shifts or consumer demand shifts, could impede our ability to resell the property at a profit.
